Lakewood Ranch has some of the newest housing in the region. The median home was built in 2014, 90.2% were built in 2000 or later, and 20.6% in 2020 or later (American Community Survey 2020–2024). Only 1.4% predate 1980.
Newer homes are built tight and rely on air conditioning to keep humidity down. When the AC works, that is a strength. When a condensate line clogs or a duct sweats in August, water can collect where no one looks.
Places worth a look if you notice a musty smell:
EPA suggests keeping indoor humidity below 60%, ideally 30 to 50%. A simple hygrometer shows whether the AC is keeping up.

It ranked No. 2 in the nation for new-home sales in the first half of 2026, with 1,064 contracts, according to a mid-year ranking reported by Sarasota Magazine.
The community dates to February 24, 1994, with Summerfield finished in 1995. It is run through a stewardship district, five community development districts and HOAs.
Because Lakewood Ranch spans Manatee and Sarasota counties, the rebuild rules depend on which side you live on. Mold cleanup itself usually isn't permitted work, but rebuilding often is.
Your rebuild contractor should confirm and pull any permit. For exterior work, such as a roof repair after a storm, also check your HOA's architectural rules first. If your home is new, read your builder's warranty to see whether it covers the leak that caused the mold.
Storms reach inland too. During Milton on October 9, 2024, a gauge 3.5 miles east of Lakewood Ranch recorded 6.03 inches of rain (National Hurricane Center).
Florida licenses mold assessors and mold remediators through the Department of Business and Professional Regulation (DBPR) under Chapter 468, Part XVI. Before you hire, look up the company's license at myfloridalicense.com (search by name or license number). Some contractors are exempt; ask which license covers the work. In Florida, a company that does the mold assessment generally can't also do the remediation on the same structure within 12 months, and vice versa (s. 468.8419).
Florida's mold-licensing law covers mold growth over 10 square feet (s. 468.8411). For smaller areas, EPA says you can usually clean it yourself.
Published national estimates, not quotes: HVAC and duct mold work runs $3,000 to $10,000 (Fixr, Aug 2025), and a typical remediation job $1,200 to $3,750 (This Old House with Angi data, Mar 2026). Sarasota-area quotes vary. See the cost guide.
Mold needs moisture, not an old house. In the Tampa Bay area, summer dew points average about 72 to 74°F, so cold AC ducts, vents and air-handler closets can collect condensation. A clogged condensate line or a small plumbing leak can do the rest. That is a common pattern, not a sign that a home was built badly.
Both. The Census Bureau's Lakewood Ranch area spans Manatee and Sarasota counties, so county rules depend on your address. Check your property tax bill or the county property appraiser site if you are not sure. For rebuild permits, ask your contractor to confirm with the right county.
Only if it answers a question. EPA says that if visible mold growth is present, sampling is usually unnecessary. Testing can help when you smell mold but can't find it, or when you need a written record. Florida generally bars the company that assesses a home from also remediating it within 12 months, so use separate companies.
Tell us your ZIP, which county you are in if you know, where the mold or smell is, and whether the AC, a leak or a storm seems to be the cause. Photos can come later.
Describe your situation any time; companies reply on their own schedules. The companies are independent and may pay to receive requests.
